The Mountain Valley Metropolitan District is a quasi-municipal corporation and political subdivision of the City of Colorado Springs and the State of Colorado, governed by an elected Board of Directors.
The Mountain Valley community does not have a Homeowner’s Association, instead the District performs the day-to-day operations of the community by overseeing such functions as covenant control, architectural review, grounds maintenance services, accounting, budgeting, financial reporting, and all required filings with governmental agencies that Mountain Valley Metropolitan District is required to do. These services are paid for through your annual Operations and Maintenance Fee (“O&M Fee) which is billed and collected annually by the District. The annual O&M Fee is determined by the District Board and is subject to change based on the annual budget.
Part of our role is to conduct routine inspections of the community in order to ensure compliance with the Declaration of Covenants and Restrictions, which set forth the policies, restrictions, covenant enforcement and architectural design review criteria. You can expect inspections to occur bi-weekly during the growing season, and monthly the rest of the year. The District does have restrictions on Commercial trucks, vehicles with logos’, RV’s, boats, trailer parking, yard maintenance, and stain color for your fence.
